LAKE HUME RESORT
Offers a limited Number of Dual Key Cottages for sale plus one 4 b/r cottage

PURCHASER
Assesses suitability and affordability of investment and chooses either a lease back or letting agreement. Signs an expression of interest agreement.
Places $2,000.00 Deposit which is lodged in Vendor’s Solicitor’s Trust Account. This is a holding deposit which guarantees the vendor will hold the selected cottage for up to 14 days after the formal Contract and Leasing Agreement is issued to the purchaser.

LAKE HUME RESORT
Refurbishes cottage to the standard of existing Number 20 Brush Box St for the dual key and Number 7 Spotted Gum rive for the four Bedroom.

PURCHASER
After assessment by the purchaser and their consultants, a 10% deposit is paid if sale is to proceed.

LAKE HUME RESORT
LHR advises the purchaser that selected cottage is now complete and settlement can occur.

PURCHASER
Settlement to occur within 12 months of contract becoming unconditional and within two weeks of refurbishment completion. –refer to key fact sheet for an alternative arrangement. At settlement the purchaser pays balance of purchase price and deeds transferred to purchaser or purchaser’s lender.

LAKE HUME RESORT
LHR lets out cottage and pays outgoings including rates, insurances, body corporate fees (excluding sinking fund & land tax)), and maintains grounds and cottage (subject to fair wear and tear). Resort supplies all loose fittings, crockery and cutlery & small equipment..

PURCHASER
Purchaser enjoys the benefits of having a ‘hassle free’ investment with a good rate of return in a controlled estate. Purchaser claims the tax benefits of the depreciation schedules for the new refurbishments, furniture and large electrical appliances.

LAKE HUME RESORT
If leaseback is chosen LHR remits rental guarantee in advance based on 6% of the purchase price. On $239,000 this would be $14,340 p.a.. Number 6 Spotted Gum Drive also has a 6.0% return which on the purchase price of $189,000 is $11,340 p.a.

PURCHASER
Purchaser gets free use of their cottage for up to 7 weekends and 7 days in non-peak periods (alternative use arrangements available) Purchaser usage can be booked up to four 4 weeks in advance.
