The Project

Developer
Batava Pty Ltd was established by the current owners who have owned Lake Hume Resort for the past 12 years

Operator
• Lake Hume Resort will be the on-site manager if you do require this service. Your investment (if you choose a letting or lease agreement) will be “hands-free”. Lake Hume Resort will take care of the day to day running of the Resort with your property in the rental or lease agreement, and ensure that maximum returns are achieved.
• The Lake Hume Resort has long-term experience in managing self-contained holiday accommodation as well as motel rooms. The Resort has steadily increased its holiday and conference client base over its years of operation and enjoys a database of repeat clientele.
• Alternatively, the owner can live in their residence or employ a different manager if they were considering long term rental or casual letting.

Ownership Arrangements
Permanent Living / holiday Home / Letting / Leasing
• The flexibility of the strata subdivision and building allows the purchaser to select their required use or change their purpose at a later date if circumstances are different.
• An owner could live in one section or both sections on a permanent basis or part time and let out one or two of the sections when they wished.
• Alternatively an owner could use the property for their own personal holiday home and keep the villa locked up for the remainder of the year.
• A letting agreement is also another option where the villa could be let out in accordance with the owner’s instructions.

• Non Binding Return calculations can be provided if the purchaser chooses a letting agreement. Under the various letting arrangements all the outgoings are paid by the owner and the letting agency charges a management, marketing and servicing fee. – refer to calculations.

Alternatively guaranteed lease arrangements start $520 a week ($27,040 p.a). Owners to pay land rates and land tax (if applicable). Lessee (LHR) pays body corporate fees which includes the building insurance and admin costs and water and sewerage rates. Under the lease agreement lessee also pays the electricity and gas charges and all marketing and servicing fees.
• Alternative arrangements including combination of leasing and letting are available if owner requires part use. For example if you wished to live in the apartment side the Resort would let the studio side for $225 a week.
• Depreciation schedules available showing initial tax deductable claims in excess of $15,000 per annum.

Furniture, Electrical, Décor & Kitchen Packages
This is a requirement if a lease or letting agreement is chosen. A full schedule of the furniture and fittings to be supplied including depreciation schedules. Enquire with the developer for further details.
